PROPERTY MANAGER JOB DESCRIPTION

We are looking for a Property Manager who wants to make a positive impact on the lives of people who live in the area we serve while embodying our mission to "make home happen" for our tenants.

Our ideal candidate will be engaged, authentic, and prepared to provide a “best in class” experience for our tenants while managing all aspects of leasing, advertising, financials, administration, and risk assessment during all phases of a developing project in the Portland area.

Essential Functions

  • Oversee day-to-day operations of 219 residential units at a property that is undergoing renovations and updates
  • Ensures apartments are marketed, leased, and maintained at appropriate occupancy levels
  • Provide and maintain reporting on occupancy levels, rent rolls, marketing, leasing techniques, market analysis, tenants, and traffic
  • Develop and lead a team to success through positive coaching, mentoring, training, and team environment that produces a positive tenant experience for your community
  • Prepare and implement systems for workflow, leases and correspondence paperwork, and handling of tenant and property needs and challenges
  • Work in coordination with Operations, Maintenance, Finance, and Executive Leadership to ensure property and company goals are being met.
  • Arranging contracts for amenity maintenance, trash removal, landscaping, security, and other on-going services, while monitoring progress and mediating disputes as needed
  • Demonstrate the ability to identify tenant and operational challenges, analyze data, establish facts, communicate with shareholders, and initiate appropriate courses of action.
  • Project and budget for management of major capital improvements and repair projects
  • Consistently use company protocols to screen, hire, and train new personnel. Ensure efficiency of staff through ongoing training and leadership
  • Follow all federal, state, housing, and organization policies and procedures
  • Perform special projects and other duties as assigned

Qualifications

  • Minimum of 3 years of experience in managing residential properties
  • Bachelor’s degree, Property Management Certification, or luxury hotel experience will be considered
  • Proven record of accomplishment as a successful property manager in the areas of tenant satisfaction, financial oversight, staff management, and building maintenance
  • Willingness to work non-traditional hours including evenings, weekends, and holidays
  • Social media savvy with creative marketing skills
  • Competence with Microsoft Office Suite and internet-based CRM
  • Excellent verbal and written communication skills
  • Ability to stay calm under pressure while managing multiple demands from several internal and external clients at the same time
  • Intelligent problem-solver with the ability to bring projects to completion
  • Ability to handle sensitive information with respect and confidentiality

Work Environment

This job operates in a professional office environment with frequent duties outside of the office as needed to show properties, conduct inspections and walk-throughs, and attend to tenant/property needs.
